Olympic rental prices are rocketing in Wanstead and Woodford, with one house to be let for £26,000.

A South Woodford estate agent told the Guardian that a nearby home will be rented for £26,000 by a Danish television company covering the Games this summer.

And residents offering their property to renters for the Olympics or Paralympics can expect to earn four times as much as at any other time of the year as east London cashes in on the once-in-a-lifetime event.

Elsewhere, a seven-bedroom house in Thyme Avenue, Wanstead, has an asking price of £10,000.

Homes across Wanstead, South Woodford and Woodford Green are being advertised for a combined £53,000, excluding the home to be rented by the Danish television producers.

However, he sounded a warning over a potential pitfall of renting a house out for the Games.

Reports in last weekend’s Financial Times have highlighted the surge in new buy-to-let purchases,with many areas in London likely to be the first to benefit, according to property search consultant Expatfindaproperty.com.

According to the Financial Times report, landlords are taking advantage of weaker house prices to snap up bargain rental prospects in premier locations. While some are cash purchasers, others are using cheap borrowing costs to expand their portfolios.

Expatfindaproperty.com’s own research suggests that rental yields in many parts of London, in particular, are starting to rise steeply, following many years of static, or only gently-rising, prices. In particular, demand for rental homes near to prime commuting transport links, such as those in the Clapham, Earlsfield, Wimbledon and Raynes Park areas of South West London, has seen agents arranging block viewings, with would-be tenants forced to bid against each other to secure a property.

Emboldened by the strength of the demand, says Expatfindaproperty, agents and landlords are now pushing rents higher, which means that new landlords can expect enhanced returns, as well as realistic prospects of capital growth, when capital prices eventually start to recover. Prospective tenants, however, will find this news less welcome.

Erica Evans, of Expatfindaproperty.com, comments, “Our straw poll of agents in South West London has revealed high levels of optimism for landlords. For those thinking of entering the market from abroad, providing they have a 30% deposit for an expatriate or international mortgage, now is an excellent time to be looking at the market, but location is absolutely critical.

“Strong rental yields are only available in quite specific areas around commuter infrastructure hotspots.”

Prime property for sale in London will see modest growth over the next year, as predictions show that the value of houses in the capital will continue to edge up, defying the economic crisis once again.

At the end of December, the Land Registry reported that prices for London property had risen again in November. It also said that the only region in the whole of England and Wales which had seen a rise in property prices over the whole of 2011 was London, with an increase of 1.4 per cent.

Lucian Cook, director of residential research at Savills, said that this trend was most likely to increase slightly in 2012, as property will see a further modest level of growth throughout thw next 12 months.

"We are forecasting in prime central London that we will actually see some very modest growth in the market. That is largely on the back of a continuation of overseas wealth coming into those markets," he noted.

London Rental Values are 80% Higher Than UK Average

Rental values in London are 80 per cent higher on average than the rest of the UK, new figures show.

HomeLet’s Rental Index for November found that the average rental amount in the capital stands at £1,177 compared to £653 per month nationally. Rents in London have risen by 13 per cent in the past 12 months. This is in contrast to other UK regions where rents are on average just 1.6 per cent higher than they were in at the end of 2010.

John Boyle, managing director of HomeLet, said: “The soaring cost of renting a home in the capital, compared to the rest of the UK, reflects how demand for rental properties is increasing due to people’s continuing struggle to get on to the property ladder.”

He added that London has also bucked the trend of rent values dropping in the weeks leading up to Christmas.

This goes against what property analyst Samantha Baden of Find a Property said earlier this month.

Health and safety issues for landlords: Take precautions over winter, says ARLA

Landlords have been urged to make managing their properties a key health and safety priority over the winter months.

The Association of Residential Letting Agents (ARLA) said burst pipes and damage to property can cause misery to both tenants and landlords, making preparation essential.

It has been unseasonably warm in recent months but the past few days have seen adverse weather sweep across the UK with storms and heavy rain causing property damage.

Temperatures could also drop, raising the risk of pipes bursting and wreaking havoc.

According to ARLA, simple steps such as lagging exposed pipes could prevent the escape of water and the damage and misery that can cause.

Before high winds and stormy weather hits, ARLA recommends:

Checking the condition of roofs, in particular garage shed and flat roofs for signs of wear and tear

Keeping gutters, gullies and drains clear so they can carry water away quickly and efficiently

Ensuring drainpipes do not get blocked with trapped rainwater as this may cause them to crack or shatter in freezing conditions

Consider cutting back low-hanging tree branches, which could cause damage in high winds

Rent Rise Expected This Winter

Increased demand and the rising cost of maintaining property mean private tenants in the UK are likely to face a rise in rental rates this winter, it is claimed.

One in five of landlords also claim their arrears have increased compared with the previous quarter, according to BDRC Continental’s quarterly Landlords Panel research.

It found that almost half, 45%, have increased rents in the last 12 months, while over a third, 34%, said they are likely to do so in the next six months. Landlords cite the strength of demand and the increased cost of running a property portfolio as the main drivers for rent rises.

Young couples, singles and Local Housing Allowance (LHA) claimants are the groups potentially most likely to be hit by rent rises in the private rental sector. When asked which groups of tenant they let to, landlords indicated that young couples and young singles account for the greatest proportion of their tenants, while LHA could also likely to be affected, as 37% of landlords cater for this segment of the market.

The potential rent rises are predicted at a time when almost half of landlords have experienced rental arrears in the last three months and almost three quarters, 72%, of those who have sought possession of their rental property were driven to do so by rent arrears. Other reasons for seeking possession include anti social behaviour, which contributed to nearly half of possessions.

However, one third of landlords have never sought possession of their rental property and landlords wait an average of almost four months to obtain possession and pay £866 in legal fees alone.

The RLA report that the report on the private rented sector warns that current returns for landlords are very low once costs and inflation are taken into account, despite headline reports of rising rents. This is restricting the amount of new accommodation available to meet increasing demand.

Prepared by Michael Ball, Professor of Urban and Property Economics at the University of Reading, the Report highlights that rents remain significantly below their early 2008 levels, when adjusted for inflation. The Report used a new economic model fed with financial data from over 200 landlords.

Following a survey of landlords' costs and returns, the Report found that present rent levels do not cover landlords' expenses when all factors are taking into account, including refurbishment and borrowing costs, agents' and legal fees, voids and arrears, energy and safety certificates, repairs, depreciation and regulatory compliance.

Additionally the tax burden on the private rented sector is much more than on other types of tenure, averaging £1,000 a dwelling. Sharp real falls in the value of their properties over the past four years have pushed total annual returns for many landlords into negative territory.

Currently, almost 90% of English landlords are private individuals and couples and many residential investors would have been better-off if they had invested their money elsewhere.

The Report warns that the consequences for tenants will be "grim" as they face increasing rents and a chronic shortage of properties. Economic recovery will also be significantly held back by a lack of affordable rental housing. It calls for Government reforms to the taxation and regulatory treatment of the sector to alleviate pressures on rents.

Commenting ahead of the formal launch of his Report today (November 22nd) at the House of Commons at a meeting of the All Party Parliamentary Group for the Private Rented Sector, Professor Ball said:

"There is much hype about the private rented sector at present, but the reality is that landlord returns are generally poor and with a weak economy are likely to stay that way. Investment in the past was driven by rising house prices, now there is a need to rethink taxation and regulation so that rental returns come to the fore at rent levels that are affordable for tenants."

Responding to the report, Alan Ward, Chairman of the Residential Landlords Association commented:

"Professor Ball's report demonstrates clearly that the private rented sector is taken for granted - the returns are only superficially rewarding because few landlords account for the cost of regulation and taxation. Only the lack of an alternative secure investment, and the curse of capital gains tax, prevents many landlords from dis-investing just when more people need private renting because of lack of access to the owner occupied and social rented sectors."

As most of the local residents are already aware, there are a number of new changes happening to the Thameslink Station located on West End Lane and Iverson Road, NW6.
The main improvement, which is happening in December is going to be the new entrance on Iverson Road which features lifts in the footbridge and lift making this station not only step-free for the first time but also suitable for people with disabilities.

Also there is going to be a new ticket office building which passengers will be able to pass through from the ticket gates inside to the new footbridge. The footbridge is wider allowing more people in and out of the station which, as current West Hampstead Thameslink users know, is much better!

In January, the original entrance will be back open which will mean that the station will have two permanent entrances and exits, which will greatly reduce congestion.
Another improvement is longer trains. There is going to be the first ever 12 coach trains between Brighton and Bedford which means that these trains will bring almost 2,000 extra seats at the busiest times on Monday to Friday.

These trains will run through the rush hour times which are from 7am to 8am and 4pm and 5pm - you may have noticed on your journey to and from work that all the stations are slowly extending their lines in order to be able to accommodate these changes.

West Hampstead currently already has great transport links in NW6, through London and North West London. There is the Thameslink, London Overground and London underground (Jubilee Line) and there are also various bus routes. The number of people renting property could exceed the number of homeowners by 2026, says a survey by private landlords Grainger.

Some 67 per cent of respondents said that they felt long-term rental was becoming the common choice for most people, while 54 per cent added they expected there to be more renters than owners in 15 years time.

In addition, 49 per cent said that they do not feel any pressure or rush to purchase a property and 40 per cent stated that some time in a rented home was an important step in them deciding on how they would move forward on the property ladder.

Nick Jopling, executive property director at Grainger, said: "There is a new housing reality dawning on Britain: the financial crisis has tightened mortgage lending; house prices continue to be uncertain; and frankly there are simply too few homes for the demand."

Despite this the National Association of Estate Agents (NAEA) reported last month that the number of properties purchased by first-timers rose by two per cent in August this year.

Manchester-based Fresh Start Living says that too many would be landlords merely look to purchase properties that are already in residential use in the predominately student areas.

However, they suggest that landlords could be cutting their options short and may actually get a better deal if they explore the option of buying a disused or derelict building.

"Disused buildings can usually be obtained very cheaply and transforming them into student accommodation is very easy and cost effective. By taking advantage of unused buildings, developers can usually obtain planning permission very easily," said Stephanie Sowerby, marketing director at FreshStart Living.

She added that a lack of funding for universities means they are having to cut down on the level of accommodation they offer themselves and this could give property investors more opportunity to make it in the lucrative student market.

According to specialist mortgage provider Paragon, student rents far exceed the financial yield made by landlords on other types of tenanted property.

As an increasing number of people turn to the private rented sector in search of accommodation, landlords are finding themselves under ever more scrutiny. While bad landlord practices make it into the press more often than good, that does not mean to say that the majority of the industry is less than scrupulous, far from it in fact. Spokesman for the Tenancy Deposit Scheme Malcolm Harrison stressed that there are "a small number of bad eggs", both among landlords and tenants.

He noted there are certain things property owners and renters can do to help ensure a tenancy runs smoothly.Making sure there is a good inventory, that any deposit is properly protected and that the terms of the lease -and monthly rent - are clear are just some of the steps that should be taken, he advised. "It is not rocket science, but you do need to pay attention to detail so things don't just slip through," Mr Harrison added. His comments are echoed by advice provided by the National Landlords Association (NLA).

The organisation has outlined some examples of good practice that those renting out homes would do well to follow. In addition to the suggestions made by Mr Harrison, landlords should also ensure that an official assured shorthold tenancy agreement is drawn up and signed by all parties, as well as providing a gas safety record for the premises and its appliances. It can also be helpful to send tenants a copy of the property's energy performance certificate, as this may be of use when they are budgeting for their utility bills.

Another recommendation from the NLA is to keep in regular contact with tenants throughout the time they are renting a property, as this makes it much easier for them to get in touch when there is a problem. However, many landlords choose to use the services of a lettings agency, with owners advised to select a firm that is registered with a professional organisation.

Mr Harrison highlighted the Royal Institution of Chartered Surveyors and the Association of Residential Lettings Agents as two such bodies that oversee the industry. Meanwhile, the NLA runs its own accreditation scheme, with the organisation's chairman David Salusbury commenting that it "provides landlords with a clear way of demonstrating that they are professional by understanding their obligations, as well as the extensive legislation governing the letting of private residential property".

However, despite the best efforts of many landlords and national organisations that promote responsible rental practices, there are always some property owners who give the whole sector a bad name. In a bid to clamp down on unscrupulous landlords, Shelter has launched its own campaign - Evict Rogue Landlords. The charity hopes to draw attention to persistent offenders and wants to see more people prosecuted for the mistreatment of tenants.

Among the practices that Shelter is trying to stamp out are scams where renters are asked to pay more rent each month in place of a deposit, with the promise that this extra money will be returned provided there is no damage to the property at the end of the tenancy and landlords demanding extra money for things such as a tenancy inspection, which renters are not legally obliged to pay.

One of the most common worries for tenants is how their deposit is looked after - in the UK it is now a legal requirement that all such funds are placed in a registered scheme specifically for this purpose. Mr Harrison explained that one of the main advantages to using a tenancy deposit scheme is that, in the event of a dispute, an impartial person will be able to arbitrate between the two parties and come to an agreement.

Although bad landlords may engage in shady practices, tenants have a responsibility to be aware of their rights and to make sure that any individual or agency they rent a home from complies with the law. Shelter pointed out that if tenants are unaware of their rights and obligations, it makes it much easier for a dishonest landlord to take advantage of them. Understanding the ins and outs of the process of renting a property may prove to be increasingly important, with many experts predicting that the private rented sector in the UK will continue to grow over the coming years.

Overall, it appears that the relationship between landlord and tenant is a strong one in the majority of cases. Figures published by the NLA in August revealed that 61 per cent of landlords described their interactions with their renters as "very good", with a further 34 per cent stating theirs are "good". At the other end of the scale, less than one per cent of those questioned said they had a "poor" relationship with tenants and just three per cent described it as "adequate".

Private rental sector is ripe for investment

Increased demand for rental property is sparking a renewed interest in the PRS from landlords in some parts of the UK.

Achievable rent levels on residential property have risen in the last six months, according to 60% of ARLA member agents, and have outperformed other investment classes consistently for the past two years.

The average period for which a rental property is empty in between lets is just 2.7 weeks per year, down from an average four weeks two years ago.

Ian Potter, Operations Manager at ARLA, said: "Three quarters of our members are reporting that demand for rental property is outstripping supply and, with rental returns currently at 5%, anyone thinking about investing a property to rent could be well-placed to consider their options in the coming months."

Our research shows that prudent landlords are moving quickly to expand their portfolios, with almost a quarter (23%) reporting that they have bought properties in the last year. The most popular regions for investment are the North West, Midlands and Central London. In contrast the Rest of London saw the fewest landlords buying property.

We advise anyone considering investing in a rental property or portfolio, to first seek advice from a professional, licensed lettings agent.

Mr Potter continued: "The rental market is, rightly, coming under increasing scrutiny to ensure that consumers are not mistreated. Currently, anyone can become a letting agent. ARLA Calls for Tax Incentives For Rental Property Improvement

More than one in six landlords (17%) say that their properties fall into the lowest two categories of energy efficiency – meaning that they could be banned from the rental market.

From 2018 under the Government’s Green Deal proposals, properties with F and G EPC ratings will not be allowed to be let.

The finding emerges in the latest poll by the Association of Residential Letting Agents, which also discovered that over one-third of landlords (35%) do not know how their properties score with EPCs.

ARLA called for the Government to help landlords to achieve minimum standards, asking for the Landlords Energy Savings Allowance to be extended.

Ian Potter, operations manager of ARLA, said: “The clock is ticking for the private rented sector to improve its environmental performance but the investment just isn’t there to ensure that this change takes place in the Government’s timeframe.

“ARLA has campaigned for the Government to incentivise – through tax relief – the improvement of rental properties. Otherwise it is going to be exceedingly difficult for the majority of landlords to find the funds to improve stock.”

While the Green Deal will offer landlords upfront access to funds, it is tenants, as users of the properties, who will have to repay the loan.

The survey questioned more than 1,500 landlords.

Whereas German and Dutch visitors seem to be more interested in finding functional accommodation such as that offered by hostels, B&B’s or camping."

London Property Rental 2012's experience is reflected in findings from Visit Britain that investigated accommodation choices made by inbound visitors to the UK. The report aggregated and analyzed data from 2001 onwards to get a robust view of accommodation data on a market by market level. There have been significant increases in London rents over the past two years, with Knight Frank figures indicating that since 2009, the price of renting a home in the capital has increased by 27 per cent. According to Gary Hall, partner at the organisation, these rises are showing no signs of abating. "It's looking pretty healthy as a landlord - the rental market will continue to grow and the rental prices are going to head up," he stated. Mr Hall explained that a lack of new properties coming on to the market is likely to help boost rents further, particularly at the middle and bottom ends of the sector.

He also suggested that the Olympic Games in 2012 could affect the rental sector in different ways, noting that some landlords may terminate long-term contracts in favour of the money they can generate through short-term lets during the sporting event. Barclays is the latest lender to show there is plenty of life in the buy to let market.

With there now being the highest level of buy-to-let mortgage products on the market for three years, one property expert has advised landlords to ensure they do the proper research before signing an application.

David Whittaker, managing director at Mortgages for Businesses, an independent portfolio manager for UK investors, says that while average yield from a buy-to-let house is now a steady 6.3 per cent, landlords will only achieve a good margin if they first think about product suitability and the region in which they are buying.

"While it is attractive for landlords to lump in, it will be determined by that landlord's view of the market and the region," he stated.

He also warned that falling house prices could mean that current rental yields are not sustainable in the long run and property investors should consider this when assessing their potential profitability margins.

Earlier this month, a survey by property firm Paragon found that rental yields in the West Midlands and London were far out performing the national average at 7.35 per cent and 7.32 per respectively.

Landlords are demanding buy to let remortgages to help them add properties to their portfolios. Many homeowners are using remortgages to fund their entry into the buy to let market. However, the supply of adequate rental homes is so low that many are calling for the government to assist landlords in adding more properties to the market to meet the high demand.

According to a recent index of rental properties it showed that rental costs had risen to a record high for the second month in a row. As demand for rental property has increased so has the cost to rent a property. Without easing in the lending market there is bound to be a continuing flow of households looking for rental property and demand will only increase without more input to the supply.

The Association of Residential Lettings Agents (ARLA) reported that there is definitely a lack of supply when it comes to rental properties. Of the 6,000 members of the Association 75 per cent believe there is now more tenants than there are properties with the demand in London and the southeast at all-time highs.

Tim Hyatt, president ARLA, says: "There is a finite amount of rental property and unless both housing supply and mortgage availability improves, renters will find their options in the market are reduced. The government is doing little to encourage landlords to invest in new properties; therefore we are running out of quality stock to offer to tenants. This is reflected in rent increases and a lack of choice for consumers.”

In spite of a weak economic climate, property consultant Cushman & Wakefield reported strong leasing activity in the third quarter of 2011 in central London. Over 2 million sq. ft of office space was leased across the City, the Docklands, and the West End, which represents a rise of 54% on the previous quarter.

In the West End, take-up for the year to date stands at 2.3 million sq. ft. The two significant lettings in the recent quarter were to Debenhams at Regent's Place and to Camden Primary Care Trust at King's Cross (both in the region of 150,000 sq. ft).
West End demand stands at 4.3 million sq. ft, with TMT companies accounting for almost half of all active demand. West End supply has fallen since the beginning of 2011, with a current vacancy rate of 4.6%. Around 220,000 sq. ft of new space was completed across five buildings in the recent quarter.

Close to 2 million sq. ft of office space is currently under construction in the West End, over half of which is expected to be completed in 2012. The largest space due for completion in 2012 is located in Victoria, where a total of 450,000 sq. ft will enter the market. Refurbished space accounts for 138,000 sq. ft. Prime rents now exceed £100 per ft, represent annual growth of 14%.

In the City & Docklands, take-up increased by almost 75% from the second quarter, with four deals in excess of 50,000 sq. ft agreed. Active demand has increased quarter-on-quarter. Supply in the City & Docklands stood at 12 million sq. ft at the end of the recent quarter, with 4 million sq. ft currently under construction.

Like the West End, around 1 million sq. ft of office space is due to complete in 2012. 1 London Bridge (96,500 sq. ft) and Cottons Centre (156,000 sq. ft), are both set to undergo major refurbishment works to be completed by late 2012.

Prime rents have remained stable, and much lower than the West End, at only £55.00 per sq. ft. Rental growth is only 3% in the year to September 2011, making it a surprisingly affordable option given the strong current leasing demand and its positive outlook for business confidence.

BBC London asked every council in the capital for details of what its policies were concerning short term lets.

Some 27 London boroughs said they had no problem with properties being let for short periods and this did not require any planning permission.

But Southwark, Tower Hamlets, Islington, Kensington and Chelsea, Westminster and Camden warned people who let properties for short periods without planning permission could be served with enforcement notices.

In some cases they could receive fines of up to £20,000 if they were deemed to be repeat offenders.

Chief executive of the National Association of Estate Agents, Peter Bolton King, said: "The problem here is a lack of a level playing field which means regulations are not being policed in the same way across London.

"I think it's time for a review and to look at whether this is working or not."

Ludicrously overpriced, with carpet stained like an infant’s undies and a truly appealing paint job…. no, I meant a peeling paint job…… this 2 bedroom top floor North Bondi flat is perfect for the blind and/or less discriminating flatmate. Your potential bedroom is unfurnished although it does have the requisite four walls and ceiling so that’s a plus.

The bathroom has a bath which manages to retain water so it’s fulfilled its destiny. The kitchen has all the essentials but not a bit more and the place is furnished and decorated in a style best described as “junkie minimalism.”

So why move in? I’m glad you asked. The view and location is about as good as you’ll get as you’ll see from the photos. That is the view from the room. Impressive huh? And there’s a small balcony too. Plus, the hovel is within easy walking distance to shops and right at the start of the 333 bus route so getting in to the city is a piece of p1ss! You get a seat every time and you can laugh at the losers having to stand (it’s the small, petty things that keep me happy). And it’s got internet, washing machine and all the essential stuff.

If you have a designer’s eye and wish to play down the trailer trash aesthetic, please feel free to make the changes. I have absolutely zero attachment to the current furnishings and would welcome someone with the ability and desire to polish this turd.

As for me, I work (as little as humanly possible) in media/marketing ergo, I’m a complete tosser. On a positive note, I am house broken and have no criminal record. The rest – 33 years old, male (as if you couldn’t tell), likes boy stuff such as televised sport, the consumption of take away food and I’ve recently discovered the joys of adding fabric softener to my washing. What a day that was!

I don’t mind who I live with but I would prefer not to live with a couple. Nothing personal against the loved up but you people make me sick. To live with that is.

Instead, they are having to use guarantors who do pass the checks or put down up to a year’s rent.

Most credit referencing companies now insist that a prospective tenant earns around 30 times the monthly rent, or two-and-a-half to three times the annual rent. A tenant’s savings are not taken into account.

Rents have risen by as much as 20% in parts of London, according to agents Ludlow Thompson.

Lynn Hilton, partner for residential lettings at Cluttons agents, said that one in five tenants is now failing a credit referencing test. Four years ago, fewer than one in 20 failed.

Of those who fail, around half are opting to fork out a bigger deposit instead – up to a year’s rent upfront – or produce a rent guarantor whose financial ability satisfies the referencing firm.

The problem of tenants failing the checks is even catching wealthier individuals because, for example, they do not have assets listed in this country for tax reasons, or while they have savings, they do not have jobs.

Tenants paid 1.2% more on average to rent a property in the UK in August than they did in July, according to LSL Property Services.

The cost rose quickest in Wales and the South East of England in the last month.

Tenant arrears increased for the first time since April, the survey added.

"We are in the thick of the busiest time of year for the rental market, and red-hot demand for properties is driving rents up at their fastest monthly pace in the last 12 months," said David Newnes, LSL's estate agency managing director.

"Recent graduates moving for their first jobs have further exaggerated the long-term and growing demand from frustrated buyers.

"In the last two years, average rents have risen by more than £50 a month."
